We buy at a very low price from the institutional sellers (sometimes as low as $10,000) as we are on their Preferred Buyer list due to our extremely successful purchasing history with them.
Yes, we do fund many of our projects with cash advances from credit cards from folks just like you on these types of projects. Our QUICK TURNAROUND BLOWOUT REHAB standard means the maximum time your funds would be in the project would be 3 statement cycles and in most cases only 1 statement cycle.
HOWEVER we pay a minimum of 90 days ROI (8%-10%) no matter how short the time your funds are being used. This makes it very easy on the ability to pay your credit card interest payment and still make a nice profit for putting your money to work.
We ALWAYS close with Chicago Title (you wire your funds directly to the escrow account) and we ALWAYS insure the property with a "Landlord or Construction Policy" during the rehab.
With our BLOWOUT REHAB standard, we turn a "eyesore" or "ugly duckling" house that nobody wants to even look at into the new home "swan" that everybody would want to live in.
With our Preventive Maintenance (PM) attitude during the rehab we turn any home we buy into a "new home" with absolutely no maintenance issues for at least 5 years.
Finally we have contracts in place with Reg D 506(c) Fund Managers to purchase any of our "renewed" properties that has a guaranteed rent tenant in them at 95% to 98% of market ARV.
